求助,2nd appt马上要到了,卖家突然说到时无法搬出去...

马上要到2nd appt了,装修商都已经找好,原本该买好的家具电器都快陆陆续续到位了,这个时候卖家却突然说无法及时搬出去,我该怎么办?

卖家说他们新买的DBSS被发展商延期了,不能按时拿钥匙,所以想跟我商量。我跟他说我们自己也是租的房子,到时合约也到期了,必须要搬进来,没办法再延。卖方说他们到时也没地方住,无法搬走。

本来我买的这套房子,5月份就买了,到10月拿钥匙已经够迟了。当时因为看中了这套房,就直接答应卖方中介可以接受10月completion而且没收卖方任何租金。现在却又要delay.

听说这种情况如果我不答应他们的要求,2nd appt他们可能不出现,那么整个交易都会被延迟。我们可以走法律程序,但那个费时费力费钱。要拖更久!

那我们该怎么办?难道只能任卖家想拖多久拖多久任人宰割吗?有什么方法可以保障买家的利益?

请有经验的朋友指点,不胜感激!

我2nd appointment都是律师处理的...1st appointment 才需要卖家和买家...HDB的话直接HDB举报..

先跟房東談短期租金, 假使3個月,每月2500,
那就跟賣家談 3個月,每月4500囉!
雙方有共識, 錢能解決的 都是小事

Completion Appointment (Second Appointment)
The completion appointment for the purchase/sale of the resale flat (commonly known as the "second appointment") is scheduled about six to eight weeks from the date of the first appointment.


Functions of the Completion Appointment

The Completion Appointment is for the HDB to witness
The signing of the transfer document by the seller of the resale flat
The signing of the mortgage document/agreement by the buyer (if buyer is taking an HDB loan)
The handing over of the keys from the seller to the buyer (or to the buyer's lawyer if the buyer took a bank loan and engaged the bank's lawyer to act for the purchase) after:
The buyer confirms that the flat has been vacated and the conditions are acceptable (buyer should arrange for a final inspection of the flat with the seller before the date of completion)
The seller has paid the service and conservancy charges and property tax up to date and are able to produce the official receipts




Important Notes:

Buyers and Sellers are reminded not to enter into any supplementary agreements/arrangements with regard to the sale/purchase.
After the signing of the transfer documents, the flat is legally under the buyers names and thus buyers will be held responsible for any and all matters related to the flat.

你外面租房子的钱找他报销。你去租个短期公寓,舒服的住着,然后叫他付钱。

一提钱肯定走。绝对不能免费让他们住啊,5月买,10月还没住进去。。。这太过分了。

按照market rate收他租金,先交押金再让他们住,基本他们就不干了,因为很多本地人舍不得花钱租房子
