thank you, this is really an insider's information which is useful.

many times, we just dont want go that far ( i.e  keep same tenant, but no renewal commission at all ) to hurt the friendship
with our agent with whom we are not just associated for a  busienss but also being a friend.

If an Agent can also put in  his/her understandiing and do it reasonablly  with kind of  minor charge   ( like what Eastman47's case ) , it would
be a happy ending mutually for both owner and agent. unfortunately . it is  not always turned out to be like this....

1 month for  next two year renewed TA is qute high especially when there is no much work to do for such renewal case in comparing   
with first year where so  much efforts is needed for sourcing an good tenant...  A balance on this would be good !

Thanks all for the discussion,

Now a new situation happened here that I found my agent is co-operated with the my tenant to persuade me to lower the rental fee without the tenant's agent knowing. I guess he want to close this case as soon as possible to get the commission. I feel a little bit shocked.

Now I will stick the price that I want, if the tenant will not renew, I will change the agent but still feel embarassing to fire him.

Since the first year contract, my house is rent out at very price which I never heard about it after my house is empty for one month ( I have already asked my agent to advertise my house earlier, but he did not do it). My agent just gave me two choice ( two low price choice). At that time, I wanted to use other agent to rent out the house, but my hubby said it is unfair for my current agent, so we still use him to present us.

The second contract, I bargain with the tenant by myself, but my agent appeared when the bargain almost finished.

This time, he is quite earlier to connect the tenant side, but he contact my tenant directly instead of the tenant's agent. and informed me the tenant refused my new quotation ( I increase $100 to the rental fee which is quite normal and resonable for my house) and suggested me to decrease $50 then he can fix it within one day.

Seems its time to fire him. Nowadays we only heard abt increasing not decreasing the rent.

It is more important to have a good tenant than an agent .  You definitely should show him/her where the door is ,but I guess you don't know how to deal with him/her when she/he is associated with your tenant , if u don't like both , it will be a much easily decision ....

Don't forget u are the boss, sometime you just need to be tough !  Business is business , of an agent can not deliver the service he/she is supposed to deliver. Sorry, there are plenty I can choose .

It is hard to say my tenant is good or not, they spoiled the door with remove the whole locker set, my house is just renovated less than one year when I rent out to them. I am astonished when I found it. After that they install a low-quality lock with similar color, but the door is definately a lot of dents. My hubby said just leave it, he thought it is troublesome to find a new tenant.

Unfortunately, last year, I signed a new contract with the agent about the comission and I need to give him the comission fee if the same tenant. I am so stupid.

As I said, I donot mind to give the comission to the agent as long as it worth it and I prefer to have a agent in between. But now, I am a little bit dumb headed about it.

From what you described, i think neither the tenant nor agent is worth to be kept. Change both. ZR is right, you are the boss.
