Thanks all for the discussion,
Now a new situation happened here that I found my agent is co-operated with the my tenant to persuade me to lower the rental fee without the tenant's agent knowing. I guess he want to close this case as soon as possible to get the commission. I feel a little bit shocked.
Now I will stick the price that I want, if the tenant will not renew, I will change the agent but still feel embarassing to fire him.
Since the first year contract, my house is rent out at very price which I never heard about it after my house is empty for one month ( I have already asked my agent to advertise my house earlier, but he did not do it). My agent just gave me two choice ( two low price choice). At that time, I wanted to use other agent to rent out the house, but my hubby said it is unfair for my current agent, so we still use him to present us.
The second contract, I bargain with the tenant by myself, but my agent appeared when the bargain almost finished.
This time, he is quite earlier to connect the tenant side, but he contact my tenant directly instead of the tenant's agent. and informed me the tenant refused my new quotation ( I increase $100 to the rental fee which is quite normal and resonable for my house) and suggested me to decrease $50 then he can fix it within one day.
