问一个简单的问题，屋龄从什么时候开始算起？

不管是HDB还是公寓，屋龄从什么时候开始算起？
是下面的哪一个？
1，从房地产开发商标到地皮的那一天开始算起
2，从打地基开工的那一天开始算起
3，从otp的那一天开始算起

我听说国内是从开发商买到地皮的那一天开始算起，然后有的开发商建了10年，本来商用住房只有40年，结果拿到手的时候，只有30年地契了。

不知道新加坡是怎么算的？

1.据我所知从买到地皮算起是102或103年（99年的地契，预计约3年的建筑时间）。
2. 新的HDB，如果因为完成的早，提前拿锁匙。所以地契时间是多与99年的。如果以地契99年的话，地契的始算时间是在拿锁匙后的几个月。问问那些刚刚拿新HDB的朋友。

你上网看看以下的两个交易，
1. Sengkang        265B        01 to 05        92.00
Premium Apartment        Lease  Commence   Date为2008        $490,000.00        Feb 2011
2.  Sengkang        265B        11 to 15        92.00
Premium Apartment        Lease  Commence   Date为2008         $510,000.00        Dec 2010

这两间的入住时间为2006年--住5年

我看到几个公寓的传单上，地契时间都是从发展商表到地算起的啊。。。

我还以为很简单，
只是我不知道。
结果看来真不简单。
从上面的回帖来看，公寓和组屋的计算方法还不一样啊。
等待更详细的回帖。
